Drainage Corrections

Drainage problems have become a greater concern recently. Periods of heavy rainfall, and occasionally, improper irrigation, will magnify poor drainage issues. Proper drainage or lack thereof, may lead to water problems at the foundation of your home or business or create maintenance problems in your turf or landscape beds. Drainage problems are a result of improper elevations established after construction, from the growth and maturity of landscape plantings, or obstacles placed in drainage right of ways, that create a dam to trap the water and do not allow for positive drainage.

Solutions can be as varying as the drainage issue itself. If water pools at the foundation of a structure after rains, extending the downspouts with drain tile and catch basins and adding soil to the foundation area will correct many of these concerns. Other drainage concerns can be caused by settling of foundation backfill after initial construction, trenches from irrigation or utility line installation settling, lack of elevation change to allow for adequate drainage, ruts caused by mowing when turf area is wet and other issues that may be more extensive to correct. To determine the best approach, an on-site analysis of the area is required to determine if there is enough “fall” to drain the water from the area. If the “fall” is sufficient, then regrading the area to allow gravity to work may be all that is needed. If there is insufficient “fall”, then there may be a need for a more extensive solution, including the regrading of the area, as well as the installation of a sump pump and basin to pump the water out of the area.

Drainage easements on properties that must be left open for the free flow of water across several properties, often times stay wet because of rains and improper irrigation on surrounding properties. These areas make it difficult to establish and maintain grass and are areas that, after establishing the correct grading elevations, can be addressed with the installation of a rock dry creek bed. A dry creek bed is functional to allow proper water flow and is aesthetically pleasing and adds interest to your property.
